2008 now sees the dawn of a new era in the way in which business will be conducted. We have already seen the introduction of the Home Information Pack and since 14th December 2007 all homes marketed for sale in England and Wales have required a HIP.

A not so widely known fact is that the Home Information Pack is just the first of a series of measures by the Government to reduce Global Warming, and forms a wider initiative to cut carbon emissions, driven by the Energy Performance of Buildings Directive (EPBD) .

The new regulations have already started to introduce changes to the way buildings are being designed and the anticipated further tightening of the regulations will increase this significantly.

Regulation 5 states:

The seller or landlord shall make an EPC available to any prospective buyer or tenant:
(a) at the earliest opportunity; and
(b) in any event before entering into a contract to sell or rent out the building, or
(if sooner) no later than —
(i) The first time written information is made available to enquirers; or
(ii) the time at which the person is first given a viewing.
